If you've been waiting for the "perfect time" to buy a home, you may be wondering if 2026 is finally tipping the scales in buyers' favor.

The answer? It depends on where you're looking—but buyers today have more opportunities than they have in years.

Across much of the country, inventory is climbing, meaning buyers have more homes to choose from and less pressure to make lightning-fast decisions. Multiple-offer situations still happen on well-priced homes, but they're becoming less common than they were just a few years ago.

What this means for buyers:

  • More homes available

  • Greater negotiating power

  • Increased chances of inspection contingencies

  • More opportunities to request seller-paid closing costs

However, affordability remains one of the biggest hurdles. Mortgage rates are still higher than many buyers became accustomed to during 2020-2021, making monthly payments an important consideration.

My advice

Instead of trying to "time the market," focus on buying when you're financially ready. You can refinance a mortgage later—but you can't go back in time and buy a home that appreciated while you waited.
